SmartProperty has developed an initiative for the realization of a unique high-quality eco-leisure holiday park on the former ESCS site. The preliminary design for the park is based on a thorough preliminary study of the location of no less than 22-hectare. which now has a social zoning.

On this site, where, among other things, the sports hotel and CIOS were located and festivals were organized and where ‘De Nieuwe Hateboer’  swimming pool with a large car parking lot is now located, a beautiful green eco-leisure park has been designed in consultation with ecologists, a landscape architect and an urban planner with respect for and preservation of the existing greenery. A park with new semi-paved walking and cycling paths and new water features. The entire site will also be further enriched with many new trees, picnic fields, herb gardens and eco-holiday homes.

The site is unique in its kind, as the park is projected in both the Netherlands and Germany, a cross-border project.

The plan includes a new central building with a recreational swimming facility. Alongside the new water features on the former ESCS site in the municipality of Sittard-Geleen (Netherlands) the first phase of this park is home to high-quality eco-holiday homes that have been developed and designed in completely circular, sustainable, energy- and CO² neutral manner. Houses that are implemented in an innovative way without any earthmoving. Fully in keeping with the nature theme of the park, which will be operated under a European quality label. A park accessible to guests, visitors, local residents and residents of Sittard-Geleen. The second phase is in the German municipality of Selfkant, where the eco-holiday homes are also planned.

The ‘Schwienswei’ and the adjacent German ‘hinterland’ will be closely involved on the basis of the elaborated and substantiated spatial quality framework. Based on a common interest: further nature development while preserving the Schwienswei and a sustainable redesign of just the ESCS site with additional greenery, new walking and cycling paths, water features and eco-holiday homes as a tourist carrier for the municipality and certainly the existing catering industry, tradespeople and local entrepreneurs in Sittard.

This plan is currently in its initiation phase, during which discussions are being held with all stakeholders to develop the best possible park.
